Concrete leveling · Tyler
Concrete leveling for sunken and uneven slabs
When the ground under a slab washes out or shrinks, the concrete drops. That leaves trip hazards on walkways, puddles on patios and a bump where the driveway meets the garage. Leveling brings the slab back in line.
Signs a slab has settled
When leveling helps
- A step-up between two sections of sidewalk
- A driveway that has dropped at the garage or street
- A patio sloping toward the house instead of away
- Water pooling where it used to drain
- Gaps opening under the edge of a slab
- Doors or steps that no longer line up with the slab
Why concrete sinks
Concrete sinks when what is under it moves. Water running under a slab carries soil away, clay soils shrink in a dry Texas summer, and fill that was not compacted settles over time. More on why slabs settle.
Leveling or replacing
Leveling works best when the slab is still in one piece. The slab is lifted from underneath and the void beneath it is filled, so it sits on solid support again. If the slab is badly cracked or broken into pieces, lifting it will not make it whole, and replacing that section is usually the better fix.
There is more than one way to lift concrete, and the right one depends on the slab and the ground. We will explain which approach fits your concrete when we look at it. How the common methods compare.
Fix the water, too
If a downspout or poor grading caused the washout, the same thing will happen again. Part of every leveling job is pointing out where the water is coming from so it can be redirected.

Frequently asked
Can all sunken concrete be leveled?
No. Slabs that are badly broken, crumbling or very thin are often better replaced. We will tell you after seeing it.
Will leveled concrete sink again?
It can if the cause is not fixed. Redirecting water away from the slab is the biggest thing you can do to prevent it.
Is leveling cheaper than replacing?
Often, when the slab is a good candidate, because there is no tear-out or new pour. We will price both if both make sense.
